SITE ASSESSMENT AND SELECTION
Assisting the client with evaluating the site or various sites in order to insure that the project is not only successful but the most advantageous site is selected and the full potential of the project can be realized.
Working with the client de Silva Architects develops a functional program. At this stage the spatial needs are defined as well as the functional relationship between the various aspects of the project. The client’s current needs are considered as well as future growth potential. A framework has now been defined in order for the design to begin to take shape.
The information developed in the site assessment and functional programming stages is used to develop a preliminary design solution that meets the client’s needs.
A comprehensive building code analysis is conducted in the early stages of design.
The schematic design is further developed with close consultation of the Engineering fields. Structural, mechanical, and electrical engineering requirements are integrated with the architecture.
Before construction can commence typically there are a series of approvals to be obtained from local authorities. These can Include site plan approval, local zoning requirements, and various building permits.
CONSTRUCTION DRAWINGS AND SPECIFICATIONS
Once client approval of the design documents has been attained the project proceeds into the detailed development of construction documents. This includes both drawings and written specifications which come together to form the contract documents.
A group of pre-approved contractors are invited to bid on the completed tender documents. After the tender is closed de Silva Architects evaluates the bids and reports to the owner. The client can then award the contract.
During construction of the building de Silva Architects performs a general review with periodic site visits and reports.
